The Belmont Hub

As of this coming weekend, the people of the Belmont area will be able to enjoy a new local (licensed) cafe – with the addition of 8 Yolks Belmont. Jin and Alan currently have a well known and much loved 8 Yolks Cafe in Success, and are now bringing their unique food & beverage experience to the newly opened and state of the art ‘Belmont Hub’. Canford played an integral role in bringing the City of Belmont and Jin & Alan together.
The journey to bringing 8 Yolks tenancy to life (before Jin and Alan were involved) began back in mid 2020, just after the scares of COVID were beginning to die down. Having a longstanding relationship with the City of Belmont, Canford were brought in on their newest project – the Belmont Hub. Canford (working with Colliers International) were asked to aid in finding a reputable and suitable Hospitality operator to take up the corner ground floor tenancy of the newly designed building by Edwin Bollig Design. To that end, Canford was engaged to conduct a feasibility study on behalf of the City. The aim was to provide an end document that showed potential operators the value of the Belmont Hub tenancy.
The feasibility study was conducted over a number of months. The majority of works involved drawing objective conclusions on the potential spend and turnover within the Belmont locality. The feasibility study work we do has helped a large number of our clients. We are able to present them with a document that accurately shows the potential for a successful hospitality business at the specified location.
This feasibility study, alongside an EOI developed in-tandem with Colliers, was marketed to potential operators. This was done through newspaper advertisements, social media ads and so forth.
After a period of time, Jin and Alan approached with interest, eventually signing on to lease the premises.
Canford were then engaged to acquire a restaurant liquor licence (and extended trading permit – liquor without a meal). Canford worked swiftly and within the timeline of our clients to ensure all the correct Council and Liquor Licensing approvals were in place for the 8 Yolks Belmont opening later this month.
To be involved with a hospitality project such as this one at an early stage, conducting the feasibility study, appointing the hospitality operator ourselves, and being able to aid them in acquiring their liquor licence, is why we enjoy our work. We were able to produce a result that satisfied the City of Belmont, as well as Jin and Alan.
